When you've selected the home you would like to lease, please submit one application on Zillow for each adult that will occupy the home. When you submit the application, please also upload or email a copy of your two most recent pay stubs and a copy of your driver's license. Please call us if you are self-employed or for other special situations where pay stubs are not available. If you are including pets on the applications, please also send a photo of each pet. Please make arrangements to meet with our agent if you are not able to send these documents. We recommend that you  review our Renter Qualifications before you submit your application and pay the non-refundable fee.

Once we receive your applications and fees, we run the income, credit, background and rental history verifications. We will let you know right away if we accept your application. We usually have an answer within two business days after all information and documentation is received..

One application is required for each adult, age 18 or older, that will occupy the home. There is a small non-refundable fee for each application submitted; paid to Zillow directly.  You may use this fee to apply to other homes listed on Zillow for no additional cost within 30 days.

Before you submit your application(s), please review the general qualifications guidelines below.  We don't want you to pay the non-refundable application fee if you are not likely to be accepted by the owner of the property. 

MINIMUM QUALIFICATIONS

- No Bankruptcies that have not been discharged
- Verifiable household gross income at least 3 times the rent
- No late pays in past year on rent, utilities, cars, or credit cards
- Credit score above 620
- No prior evictions
- No felony convictions
- No more than 2 pets, under 40lbs, no pets less than 1 year old (many properties have additional pet restrictions, check on the specific home; Also, some owners charge pet rent plus security deposit.)

Applicants

Every adult (18 or older) that will occupy the home must submit photo ID and application. No more than two non-related adults are permitted. Guests are allowed only for short periods.

Income

Income needs to be about 3 times the monthly rent and will require evidence of the income, such as pay stubs with year-to-date earnings.

Rental History

We need to see a pattern of paying rent promptly. They want to see No late pays nor evictions. We also look at the amount of rent or house payment you currently pay and will be concerned if the house you want to rent is significantly higher.

Credit History

We want to be comfortable that you pay your bills in a timely manner. Generally, you need to have credit scores of 620 or higher. If you don't know your score, you can find out through CreditKarma.com. Bankruptcies that have not been discharged, recent Foreclosures, and multiple late payments for utilities, car loans and other creditors are usually reasons for an application to be rejected. These will be shown on a credit report.

Criminal History

Owners want tenants who will be peaceful and safe for the home and the neighborhood. We run a background check on all applicants. Applicants with felony crimes and some misdemeanors (not traffic tickets), such as bad checks, will likely be rejected.

Pets

Each property will have its own pet rules but NO more than 2 pets, pets over 40 pounds, puppies (under 12 months), and certain breeds of pets in any home. Pets often cause damage to homes and may make the home uninhabitable by some future tenants who are allergic to the pet. Please be sure you accurately reveal all pets you plan to have in the home.  The lease does not allow you to bring additional pets after lease signing without written approval of the owner. Pet sitting for any pet not named in the lease is deemed a breach of contract.

Application Accuracy

Any falsified, withheld, or misleading information provided on the application is cause for rejection. If these problems are found after a lease is signed, they constitute a breach of the lease agreement resulting in legal remedies per the lease, including forfeiture of the deposit and eviction. Failure to disclose residents living in the home is misrepresentation, therefore considered a breach of the lease.

​​​​​​​- All approved applications are valid for up to (60) sixty days.
- The security deposit is equal to one month’s rent and must be paid in certified funds. Additional deposit is required for pets. (not to exceed ½ months rent) We will determine deposit that will be required based on your lease agreement. The deposit is due at lease signing and cannot be used to pay your last month’s rent.
- The entire first full month’s rent is due in certified funds on your move-in date.

Inspections

A written, detailed Inspection with pictures will be done at move-in to verify the condition of the property and the similar inspection will happen at move-out. Any damage will be assessed and will be charged to the renter.

Responsibilities:

For your convenience, we will provide a list of utility companies.
- The renter is to notify all utilities prior to move-in and to move-out. The utilities are the responsibility of the renter and are to be transferred by the renter into their name effective the first day of the lease.  Utilities are not to be disconnected at move-out, simply transferred back to the owner’s name on the move-out date. - It is the renter’s responsibility to mow and maintain the lawn and landscaping unless otherwise stated in your lease agreement.  
- Renters will be informed of inspections 24 hours prior, unless an emergency situation.
- Renters are responsible for cleanliness and routine care of the property
- Renters must report any needed repairs to the property promptly. 
- REFER TO THE LEASE for specific responsibilities of the renter.

Insurance

Our home owners insurance does not cover your personal belongings, so tenants are strongly encouraged to obtain renter's insurance in the case of fire, flood, or other disaster.
